HOAs and condos

One notice, one schedule, one contact

Attached homes share walls, roofs and neighbors. We plan a tent job for the whole building, so nobody learns about it from a sign on the door.

  • A walkthrough with the board or manager before anything is scheduled

  • Written notices for every unit, in English and Spanish

  • One date for the building, or blocks of dates for a large community

  • One named contact for the board: Breanna Council

A building job

How it runs, in five steps

  • Walkthrough and scope

We walk the building with the board or manager and write the scope for the whole structure.

  • Notices out

A written notice for every unit, with the dates and the prep, goes out well ahead.

  • Access and keys

We agree who holds keys and how owners who are away are reached.

  • Tent, treat, clear

Same steps as a single house, run building by building.

  • Re-entry, unit by unit

Each owner hears from us in person or by phone before going back in.

Who sends what

What the board sends, what we send

  • From the board or manager

    • A unit list with the contact for each owner or tenant

    • Any rules on parking, access and quiet hours

    • The name of the one person we call

  • From us

    • Notice templates for each unit, in two languages

    • A prep sheet for owners and one for tenants

    • A schedule by building, with re-entry times as they are known

Questions from boards and managers

Do you work with HOAs and property managers?

Yes. Breanna Council plans building jobs with boards and managers: a walkthrough, written notices for every unit, one schedule and one contact. See the HOA page for how a building job runs.

How long will we be out of the house?

Most tent jobs run two to three nights from set-up to re-entry. Larger homes, attached buildings and weather can add time. Your sheet gives the count for your house, and we call you if it moves.

What about children, pets and plants?

Nobody stays in the house during the treatment: not people, pets or houseplants. We tell you when to leave and when you may return, we follow the product label and state rules, and we measure the air before we say it is clear. Ask us for the product list and the safety data sheet.

What does the warranty cover?

Every tent job comes with a written warranty. Its length, what it covers and what voids it are on the page we give you before you sign. Read it first and ask about anything it does not say.

Planning for a building?

Ask for a walkthrough. You get the scope and the schedule in writing.
